The need of regulation of the Real Estate Market arose from the increasing malpractices in the real estate market where the consumers had to bear a lot of risks such as delayed delivery, title of the property, quality of the facilities provided, and necessary changes etc. before they decide to purchase. The Real Estate Regulation (Development and Authority) Act, 2016 came up with a primary objective to restore the faith of consumers by regulating the business practices and transactions in real estate sector. This whole standardization procedure involved establishment of Real Estate Regulatory Authorities at state level for facilitating the development of the real estate sector and a customer-oriented procedure wherein the interests of the customers cannot be harmed. Now the risk borne by the customers is transferred to the developer. Provision of an escrow account, no advertisements allowed without registration with RERA, punishments and compensations in case of delayed delivery, etc. left no room for developers to absorb the other costs incurred by them so they may be transferred on the customers by the way of price increase. Instead of increasing the sales, price hike of 40 per cent within a week of enforcement in some states, led to the decrease in total sales, which were already soaring due to Demonetization. There were other challenges faced by the States in establishing the Regulatory Authority as per the central Act and a lot of controversy occurred in respect of penalties, wherein some states did not enforce the penal provision in their subsequent Act and Rules for enforcement of RERA.

Electrical energy demand is increasing in accordance with rapid growth of the human population. Since fossil fuels is the most widely used energy source, thus it is depleting very fast. Alternative energy source is urgently needed to replace the use of conventional energy sources. Perpetual Motion Machine (PMM) which can be applied to produce electricity, may be an alternative solution for the problem the world is facing today. The machine is designed to generate power from repulsive forces of permanent magnet without utilizing external sources. Some researches had conducted experiments and Neodymium magnet is most used in the project due to its strong magnetic field. The device is mainly built using a permanent magnet, a rotating wheel and a generator. This paper reviews some aspects on how A Perpetual Motion Machine (PMM) generates electrical power. The aim of the paper is to provide a summary of the topic and its opportunities in further enhancements for better results. The study found that the concept is very effective, ecofriendly and less space needed. However, a larger scale development of the machine along with proper magnet and gear arrangement is currently needed for a better performance and application.

Background: A surgical incision is easier to repair than a spontaneous irregular or extensive tear. An episiotomy helps to shorten the 2nd stage of labour. It can also decrease trauma to the vaginal tissues. The episiotomy wound is sutured immediately after 3rd stage of labour under local anesthesia. According to the modern science get advanced with new antibiotic local application and oral antibiotics are advised for wound, but their resistance increases day by day. Considering all the problems during Sutikavastha (postnatal period) with Yonivrana (episiotomy wound ), it is necessary to give proper treatment and assurance to the patient. Episiotomy wound can be compared with Saddhyovrana(fresh wound). So it can be treated as Sadhyovrana Chikitsa (fresh wound treatment). In this present case study, Patient with sutured surgical episiotomy wound with chromic catgut no. "0" and "1",following delivery was selected. Drugs Saptavinshatiki Guggulu and Nimbadi Lepa(Nimbadi ointment) were administered oral and local respectively in a 29 year old second gravida patient for 2 weeks and follow-up for 1week. Assessment was done on the basis of REEDA scale and Numeric Rating Scale. Result: 100% result was found in pain, edema, discharge, redness and tenderness in episiotomy wound.

Darjeeling, the northernmost district of the state West Bengal, India is believed to be a colonial product. No wonder, Lt. General Goerge Alymer Lloyd, the British officer is considered as the discoverer of Darjeeling. The pre-colonial history of Darjeeling is shredded in referential notes as a contested land. It was only after the formation of nation states that the borders were aptly considered. Before that the feudal monarchy was least bothered with frontiers rather subject and revenues were the only concern. Therefore, right from the conquest, formation and to the early developments, Darjeeling owes a major chunk of tribute to British regime, irrespective of colonial objectives. Likewise, colonial designs would not have turned into reality without adequate human hands, which were those of migrants. The study aims to understand the pattern of migration in Darjeeling hills over a period of almost two centuries, early nineteenth to early twenty first century. The very fact that Darjeeling was not just a colonial product but also a sum total of those laborious hands who worked for their masters, remains main consent of the study. Studies say economic factor remains the major force for driving migrants (Ullah, 2022). Seemingly, Darjeeling attracted thousands with a promise of better tomorrow. While few returned to their land of origin majority stayed back to give a drastic boon to the demography. In their language Darjeeling was referred to as 'Mughlan' a place where money sprouted out of tea leaves. Today, almost after 200 years of discovery, 2 million inhabitants of Darjeeling are in search of a new 'Mughlan'. 'Two leaves and a bud' no longer sprout cash rather has become an undeniable agency of exploitation. Tea 'coolies' are crying every day for their rightful demands. Two hundred years back, the hill had dreams to offer but unfortunately today people chase their dreams in distant land. Hence, the study ahead aims to dwell into the story of this transition.

A country is not just a piece of land, or a place bounded by its geographical boundaries.Country is a place of latent desire in the mind and heart of man.To me country is a man for a man - where division by political, geographical, communal forces is not possible. Today, memories of Bengali es are still dreaming that 'my land is very beautiful' - that beautiful country, evergreen country has been divided by for what? Partition created the worst condition of Bengalis as a nation, at the same time it left women alone and helpless. If we look at the history, we will see that women have always been victims of evolution, riots, public awakening in all countries. This discussion is about those destitute women.
