Constrction delays are global phenomena creating major concerns for performance.Delay means late completion of work after due date.The aim of this paper is to identify delay factors ,its Effects and to analyse to minimise it.It will have adverse consequences on the project objectives in terms of time ,cost and quality.Literature reviews,interviews with experts, and,internal survey questionnaires show that Contractor and Consultant agreed that owner Interference, inadequate Contractor Experience,Finance & Payments,Labou Productivity,Late delivery of materials,Slow decision making,Improper planning & scheduling,Inefficient site management,Discrepancies/mistakes in Drawings & Contract Documents,Poor Communication & Co- ordination are the top 10 most important delay factors.The study also reveals that time over-run and cost over-run are the frequent Effects of delay.It is hoped that Contractor,Consultant and Client will review it and their mutual co-operation will resolve these critical issues.
