Investment decision are dependent on various variable that differ from case to case, dynamic of region, financial capability of investor, risk and policies, which make the behavior of real estate dynamic through uncertainty and volatility. This makes the decision making for all the investors in commercial real estate difficult. In this research, types of commercial real estates and their peculiarities, types of real estate investments, various variables associated with commercial real estate typologies (i.e. retail and offices) for investment decision making have been identified. various investment models present in commercial real estate investment decision making are identified and compared in terms of variable associated, cater to level of risk, assumption, type of decision, metrics and investment types. then, a matrix has been proposed in that suggest the best suitable investment decision model for commercial real estate typologies (i.e. retail and offices) to cater the uncertainty and volatility associated with them under different strategies of investment. this research will serve as a guide to investors, developers and builders. it will provide a prior knowledge to take a decision on investment in commercial properties of offices and retail.

Solar energy is the most abundant source of energy available on earth. This can be used by converting it into either thermal energy or electric energy with the help of collector & photovoltaic cell. PV cell is one of the most popular renewable energy products. It can directly convert the solar radiation into electricity which can be utilized to power household appliances. However, during the operation of the PV cell, only around 15% of solar radiation is converted to electricity with the rest converted to heat. The electrical efficiency will decrease when the operating temperature of the PV module increases. In this work, we developed two different cooling techniques (one passive & one active) to maintain the temperature of PV module & compared with conventional panel under natural convection. For the active cooling, wood wool is attached at the backside of the panel. The water is provided on that after 2 hours for heat removal. For the passive cooling, honeycomb fins made up of aluminium sheet of 0.8 mm thickness are used & pressed fit at the backside of the panel with the help of plywood & nut bolts. The experimental result shows 15% improvement in electrical efficiency than the conventional panel.

The novel red-emitting phosphors of Eu3+-activated alkaline earth metal (Sr and Mg) vanadate phosphors, Na(Sr0.97-x, Mgx)VO4:Eu3+0.03 (x = 0 to 0.97) has been successfully synthesized using solid state reaction method and characterized through structure, morphology, luminescence (excitation, emission and CIE coordinates) and decay rate properties as a function of Mg ion concentration. The phosphors show an intense and broad excitation band (monitored for 5D0 ? 7F2 transition of Eu3+) in the 220- 400 nm spectral regions which make them highly suitable for GaN-based LED chips. These phosphors can be efficiently excited by near UV light and exhibit a dominant red emission at 611 nm (5D0?7F2). The decay lifetime and color coordinates were evaluated for Na(Sr,Mg)VO4:Eu3+ phosphors. Therefore, these phosphors could be a potential candidate for light emitting diodes and display applications.

Articulated Manipulators or Robotic Arms, as we know them, are state of the art mechatronics equipment that is at the pinnacle of the automation technologies. They have revolutionized the production processes in various industries, especially in the automobile and electronics sector. Being so advanced, they are not accessible and affordable to many, who aspire to become a robotics engineer and study robotics. The purpose of this paper is centered around the design, development and analysis (using forward kinematics) of an Arduino based 5 degrees of freedom (d.o.f) pick and place robotic arm which is manufactured using 3D Printing technology and uses servo motors. However, the development of the robotic arm itself is not sufficient unless we understand how robots are taught to do the task they are intended and developed to perform. Therefore, this paper also focuses on the various methods of Robot Teaching also known as Robot Jogging and the development of a Teach Pendant which uses potentiometers and buttons as its core components. This enables the user to teach the robotic arm to perform a required task.

Natural products have been used in traditional medicine for cure of many diseases. Many of the traditional drugs isolated from organisms include known anti-cancer drug taxol and antibiotics such as penicillin and streptomycin. There are large number of natural products synthesized by large array of microorganisms. However, in most of the cases the amounts of these compounds are low. Organic synthesis is aimed at total synthesis of such natural products. Such synthesis would help in large scale production and utilisation for treatment of diseases. The present review aims to analyse several newly synthesized natural products and various methods for synthesis. This would help in understanding the advancement of the total synthesis of various complex natural compounds.

In India as well as in West Bengal double strike came from Coronavirus and Super Cyclone Amphan, which damaged the economy tremendously. As there was no vaccine to protect the people from coronavirus so the government has taken the way of lockdown as the only instrument against the protection. But the long-lasting lockdown brought varieties of miseries in the society of which economic discomfort appeared before the day to day earning category population in huge shape. There is no direct link between COVID-19 and Cyclone Amphan but the phenomena are cognate in the sense that they are all products of the tremendous acceleration over the last 30 years, a period in which extreme forms of neo-liberal capitalism has been imposed upon the world by global elites. This great acceleration period is the acceleration of consumption and production and the resulting rise in greenhouse gas emission that lies behind all these crisis from the climate breakdown to the pandemic. Amphan the fiercest cyclone in the recent memory has left the state�s agriculture severely damaged. The loss of crops now pushed up the prices of essentials. Most of the traders in the state as well as in the country cannot reopen their business due to the lockdown. The loss incurred by the traders as well as the farmers due to the Twin factors of COVID-19 and Amphan. The Indian economy is expected to contract for the first time in nearly 41 years. If the contraction as forecasted by RBI and also by other economist is realized, it will be the first contraction for the Asia�s 3rd largest economy since 1979-80, when GDP growth shrank 5.2%. The impact of lockdown was greatly been noticed in the financial sectors. Bank deposits have risen while bank credit during the period dipped. The government is planning to keep the overall spending under check at a time when revenue flow has nearly stalled due to the lockdown, which has halted economic activities across the country. More than four months under lockdown has sent unemployment roaring and forced migrant workers to return home. In the present study an effort has been made to highlight the impact of covid-19 and Amphan on the economy of West Bengal as well as on the country India.

In today�s world, there are many challenges in automotive and aerospace applications like enhancement of fuel economy, reduction in weight, maintaining safety, quality maintenance. To meet these requirements, there is need to develop new materials with new fabrication processes. The requirement for high-performance and lightweight materials in the automotive and aerospace application has led to extensive research and work efforts in the development of magnesium matrix composites and their cost-effective fabrication technologies. Composite materials are versatile in terms of constituent selection so that the properties of the materials can be modified. Addition of reinforcing materials such as rice husk, fly ash cenosphere, machining chips, Al2O3, SiC, B4C, metallic glass, etc., is one of the ways to enhance various mechanical properties of Mg based MMCs. The cost-effective methodology of composite materials is, therefore, an essential element for expanding their applications. The availability of a wide variety of reinforcing techniques is attracting interest in composite materials. This is especially true for the high performance magnesium materials due to certain unique characteristics of composites which offer effective approaches to strengthen the properties of magnesium alloys.

Students are acclimatized to hold accountability for the future of a country. Their level of self-esteem could be an important and influential factor on their studies and transition to post-study work. However, maintaining high self-esteem might not come with ease and whether it has any compatibility with life satisfaction or not, shall be studied in this research. Thus, these two concepts necessitate for psychologists and educators to study and explore them in order to bring about better study and life conditions for students. In this quest, this study aimed to embark on the assessment and correlation and difference of life satisfaction and self-esteem among Afghan and Indian students at Nangarhar and Chandigarh Universities. The sample was divided into 60 Afghan (30 Male and 30 Female) students and 60 Indian (30 Male 30 Female) students. For the life satisfaction, Satisfaction with Life Scale was used and for the self-esteem, Rosenberg Self-esteem Scale was used. The result of this study indicates that there is a significant positive correlation between self-esteem and life satisfaction among Afghan and Indian students. The results also show that Afghan students are higher on life satisfaction while Indian students are higher on self-esteem. The results further indicate that female Afghan students are higher on life satisfaction and self-esteem as compared to female Indian students nevertheless male Indian students are higher on life satisfaction and self-esteem as compared to male Afghan students.

The responses to a closed-ended questionnaire about sportswear suggested that people prefer the quality and price of the product over the brand of the product. Dengue virus infection may manifest clinically as undifferentiated fever, dengue fever (DF), dengue haemorrhagic fever (DHF) or dengue shock syndrome (DSS). Renal injury has been reported in dengue patients. Aim: To evaluate the renal involvement in dengue fever. Methods: 100 patients of dengue were evaluated who were admitted in Chittagong medical college hospital. Socio demographic, clinical biochemical and serological analysis were done. Results were analyzed by SPSS and p value considered significant when it was <0.05. Results: Among the 100 patients of dengue urine albumin was found among 55% of patients, urine RBC was found in 31% of patients, urine pus cell was found in 3% patients and urine cast was found in 6% of patients, blood urea was 35 � 10.663 mg/dl and serum creatinine 1.39� 0.307 mg/dl. Among the 100 patients 82% patients improved, 11% patients were referred to different wards, 5% patients refused present hospital treatment and 2% patient died. Among the 82 improved patients mean � SD of blood urea was 22.99 � 8.085 mg/dl and creatinine was 1.359 � .283 mg/dl. Patients who were referred and died also had mean � SD of serum creatinine were 1.35 � 0.212mg/dl and 1.6 � 0.404 mg/dl and mean � SD urea were 38.45 � 13.14 mg/dl and 50 � 14.24 mg/dl respectively. Regarding analysis of renal involvement, >40mg/dl urea was found among 35(35%) patients whereas serum creatinine was found >1.2mg/dl among 27(27%) of patients and <3gm/dl serum albumin was found among 7(7%). Azotemia was associated with high level of mortality which was statistically significant (p<0.05). Conclusion: Dengue is a common viral disease in this area and renal involvement is also a common findings among the patients of dengue

Obesity is normally caused by a sedentary lifestyle, lack of physical activity and irregular diet and sleep pattern, stress. Overweight and Obesity contribute to Diseases like, Heart attacks, stroke, arteriosclerosis, Diabetes, Mental Retardation/affection like Mood swings and even depression. Obesity being the Risk factor for these Diseases and hence prevention of obesity will decrease the chances of such disease. Inspite of advanced technology and Researches the modern medicine is failing to give the result for obesity due to its multi-functional nature, like other diseases, obesity is mainly the result of factors like, heredity, environment or food, but it is difficult to change environment but relatively carry to change food habits and lifestyle. A definition of swastha purusha as given by Charak and Sushruta Su. 15/48. A healthy body is the only one media to achieve the ultimate goal among the �Chaturvidha purushartha�. Acharya Sushruta also said that Madhyama sharira is the best but Ati sthaula and Ati Krisha are always affected with some complaints. Acharya Charak has thrown light on the Eight varieties of impediments which are designated as Nindita Purusha (inferior person). Ati sthaulya comprises one of them. The present study deals with detail causes of sthaulya according to Ayurvedic classics and its Nidana-parivarjan Chikitsa.

The concept of generation of Wealth from Wastage (WFW). This is a process of conversion of waste to a product that can be put to primary application and can be viewed as a process of generating wealth and so-called Waste to Wealth(W2W). The W2W is the transformation of Wastage Sunlight Beams(WSB) to a valuable Solar Energy and its application towards Solar Pumping Irrigation(SPI) systems. The study examined the wastage sunlight beams(WSB) converted into Solar Energy(SE) efficiently and utilizing in pumping operation towards agricultural practices for Indian Farmers. Which identified the challenges facing its operation, proffered possible solutions necessary for the growth of the waste management and also the need to harness the inherent economic and environmental significance both for farmers and GDP growth of country. Meeting the goals of sustainable development(SD) is an outstanding global challenge. The wastage sunlight beams (WSB) management finds innovative solutions for effective management of waste and that entail saving of time, energy, and expense. Instead, it is important to view �waste� as a valuable �resource� that can be converted into a variety of useful application. The unwanted or unusable sunlight Beams(SB) and no idea to use for solar pumping irrigation systems.

Face recognition has been one of the most interesting and important research fields in the past two decades. The reasons come from the need of automatic recognitions and surveillance systems, the interest in human visual system on face recognition, and the design of human-computer interface, etc. These researches involve knowledge and researchers from disciplines such as neuroscience, psychology, computer vision, pattern recognition, image processing, and machine learning, etc. In this paper, we will have a study of most recently methods for face recognition is fisher faces. One of the approach is eigenface, fisher faces and other one is the elastic bunch graph matching. Face recognition issue gained more interest recently due to its various applications and the demand of high security. Some researches with contradicting results were published concerning this issue. This paper is based on popular face recognition projection methods: fisher faces.

Credit risk management is the practice of mitigating losses or any other negative occurrence that is caused by external or internal vulnerabilities can be avoided through preemptive action. Credit Risk Management is one of the techniques in order to identify risk either before occurring or at the initial stage and also to manage the bad debts of the company in an efficient manner. Firm�s credit policy is decided based on the investment a firm does in account receivable. Credit Risk Management determine various aspects of a business, such as its profitability, liquidity, and solvency. This analysis is from the secondary data of past five years data collected from the annual report. The following tools are capable of fulfilling financial obligations that can manage its outstanding debt is critical to the company�s financial soundness and operating ability. The ratio analysis and trend analysis are the tools to analyze the Credit Risk Management of the Balmer Lawrie & Co Ltd.

Abstract English has a special place in the parliament, judiciary, broadcasting, journalism, and in the education system. Attitude is an enduring organisation of cognitive processes with respect to some aspect of the individual�s world. Achievement motivation is a prime factor in the achievement of higher levels of performance of the given education activity. Perceptual process depends upon the past experiences and images of the perceiver. The present paper focus on relative contributions of attitude, achievement motivation and perceptual factors on academic achievement in English. Attitude towards English seems to be the best predictor of all the predictor variables. Psychological variable studied, all these sub-samples are just neutral in their attitude towards English and also they are just average in their achievement motivation. The performance of every student teacher in different aspects should be recognized and appreciated.

Orhan Pamuk is a renowned writer in Turkey and worldwide. One of the characteristics of his works is employing the historical facts and color words in his novels. The fundamental purpose of this papers is to critically analyze the symbolism of the color words in the titles of Orhan Pamuk�s My Name is Red, The White Castle, and The Black Book. Studying and analysis of these novels and referring to some critical reviews were the resources that have been used to reach the conclusions. In My Name is Red, the author uses the words of color to make the reader full of imagination. Red color stands for the glory of the Ottoman Empire in terms of painting. The white color, as the author uses it in The White Castle, has significance in Orhan Pamuk�s writings. The white color refers to the triumph and victory of the Ottoman Empire in the 17th century. Through this novel Orhan Pamuk rejects the conflict between civilizations. He exposes emerging the different civilizations to construct a humanitarian vision. The black color reflects the sadness and gloomy in certain period of time in the history of the Ottoman Empire as The Black Book reveals.
